Difference Between “Repairs” and “Remodeling”

“Repairs” - Otherwise known as “maintenance”. Repairs are all the time-consuming, inconvenient, little-but-needs-to-be-done issues that are a part of property ownership.  Such as:

  • Fixing a leaky toilet, sewer line, roof leak, etc, etc, etc….
  • Changing locks
  • Restarting a furnace or AC
  • Trashing out or turning over a recently occupied unit
  • Calls at 3 a.m. from tenants
  • etc, etc, etc.

These handyman-type issues are the things that drive a lot of Owners to a management company.  While these hassles aren’t often talked about at the real estate investing seminars, handling them promptly and properly has as much to do with your ROI as your cost basis in the property.

A good maintenance department is excellent at schedule and employee management, incredibly responsive and efficient, and does it all at affordable rates.

RPM Midwest provides 24/7/365 maintenance services.  We have a team of in-house employee techs, combined with a very good network of affordable contractors that can handle any needed repair.  Our rates are lower than your typical handyman-type company would charge and we’re fully insured for nearly every repair.

“Remodeling” – Otherwise known as “Rehabbing.”  Remodeling is for larger-scale projects that require a lot more work at one location and there is a drastic difference between the “before” and the “after.”

Investors can get HUGE discounts by purchasing properties in distressed condition if they are willing to take on the HUGE responsibility of improving the property back to a usable, marketable condition.
