PRICE/FEE COMPARISON
When looking at a Management Company based on Price, you want to ask them about the “hidden” fees they don’t really “advertise”. For Example, some management companies tell you they only charge a “Flat Rate”, or a “Low Rate”. But what they may be not telling you is that they charge a LEASING fee on top of the “low rate”, or they charge you if it’s occupied, or vacant. Both of these things are going to not only cost you money, but take away the Management Companies incentive to get your place rented. If they get a fee whether it’s rented or not, why would they rent it? Likewise, if they get paid a “Leasing Fee”, what is their incentive to keep a good paying tenant in your property (why wouldn’t they want to rent it out as many times as they can and get as many leasing fees as possible out of you?) Your interests and that Companies’ interests are different, so how can you work well together? This creates a “lose-win” scenario where they make money while you’re losing money, or you make money while they lose money… neither case is great.
