Tenant Management; Move In to Move Out

Showings, Screenings, Selection – RPM uses licensed leasing agents (that are on-staff, and accountable to you), to coordinate and show properties to qualified tenants.  We follow all Fair Housing and Real Estate Laws.  When a tenant applies for a property, we perform criminal background and credit checks. We will consult with Owners about tenant selection.  We will take care of updating you on the current activity of the property rental, leads, perspective tenants, and property suggestions. If it’s also listed “For Sale”, a professional showing service is used that keeps Owner updated on showings and feedback (see Realty for details).

Tenant Move In – Once a qualified tenant is selected, we prepare and execute our professional, constantly updated, lease agreement with the Tenant.  We will coordinate with the tenant and also help them get utility company information (if available).  At lease signing we generally collect the first months rent & security deposit.  We maintain a Security Deposits in Trust account.

Management – RPM Collects & process rent payments, track & manage payment history, properly notify Tenant when not in compliance.  We can handle, maintenance requests, regular inspections of the property (we’ll even send you pictures of the inside of the property, and a property condition report at the time of our inspection). We even offer collection services for tenants that skip or leave owing you money.

Tenant Move Out – We coordinate the move out date with the tenant. We will do a thorough move out inspections with pictures along with a report that shows tenant responsibilities for repairs.  RPM will process and handle all administration related to security deposit disposition & final accounting that is required to be sent to the tenant.  Security deposit distribution to Owner and/or Tenant (after disposition).  At the inspection, we will re-key & notify you of the work needed for the turnover.
