RPM’s Exclusive “Eviction Protection Program” (EPP)

How the Program works:

     You can enroll in the program by contacting your local RPM Agent. Once enrolled, here’s how it goes:

For just $15.00 per month, per unit that we manage, if we have to do an eviction, we will reimburse the Owner for all normal legal fees and court costs in connection with a regular* Eviction (Formally known as an Unlawful Detainer Action, for all tenants that we place in your property).

     The per month fee of the EPP Program is charged starting in first full month after the management agreement starts, and like your homeowner’s insurance, it’s charged if there’s a tenant there or not.**

**The cost of the program takes into account that sometimes properties are occupied, and sometimes they are vacant. As an alternative we could have done this program differently and just charged more, and charged it ONLY while occupied, but saving time switching auto-bills “on” and “off” saves us on overhead. So, making the program a recurring “every” month program,, reducing overhead helps up reduce the total cost of this program to all our customers.

     This is a great program for Owners wanting the security knowing they can pay a small amount now so that they won’t have to pay out a large amount later for a costly eviction!

     Eviction services for existing tenants: We even offers this EPP service for Owners who bring their own tenants, that we did not place. All you have to do is sign up for EPP (but since we didn’t place the tenants) the Program requires that these tenants make 6, consecutive, on time, monthly rental payments before they become eligible to be covered by EPP.

     Now included with EPP- Our Collections Forwarding Service! If you are enrolled in EPP, and the eviction is covered by EPP, we will compile all the necessary information to send the tenants off to collections for delinquent rent, and any other damage you as the owner of the property may have incurred (and this is ALL included with the cost of EPP). That’s a $125 value! We also continue to work with the collections attorney to ensure that a if you are owed money, we seek every means possible to get you what you owe.

     DON’T WANT EPP? That’s ok. You, as the Owner, can opt out of the Eviction Protection Plan. In the event that an eviction is necessary,you just pay for the eviction. The current charge for an Eviction is approximately $475 (subject to change at any time due to change in fees) to complete the “Unlawful Detainer” process. Fees will only be assessed when an actual eviction is processed. The Unlawful Detainer process covers 1 appearance in court by Management Company. Other reasonable fees may be assessed for multiple appearances in court, or extra work outside of a regular eviction.

​*A “regular” eviction means that the tenant does not file bankruptcy, request a jury trial, require continuance, second, third, or multiple appearances by Agent, Attorney, witnesses (Expert or otherwise). To let you know, greater than 99% of evictions RPM processes are “regular” evictions. In the very rare, but possible, case where the tenant files another counter suit, or requests a jury trial (or files for bankruptcy) for the Eviction, the Owner will have to pay any additional costs incurred with this. As you may expect, if we have to physically move the tenants out of the home after the eviction is done, the “set-out” costs and lock changes are additional (if necessary). Agent will only file for one eviction for any specific tenant. Although unlikely, price for EPP is subject to change.
Also keep in mind that certain counties in Ohio, for example Clermont County, require that if a tenant still remains in the property after the eviction, that the Landlord must pay for a “Writ of Possession”. Regardless if Owner selects “EPP” or not, Owner must cover the extra $150 fee for RPM to file/obtain this writ (only if required). Set out costs, property inspections, and lock changes are incurred by owner (if required).
